How much does it cost to paint the outside of a house?

For 100 m² of timber façade, NLL Måleri’s estimated labour, paint, tape and protection total is 81,250–112,500 SEK including VAT before any applicable ROT. Scaffolding, repairs and extras are excluded. An exact house price requires the façade’s painted area and agreed scope.

A house with 100 m² of living area does not necessarily have 100 m² of façade to paint. Budget from façade sides, material and actual surfaces to treat.

How do you budget for exterior painting?

Calculate labour, painting materials and other project costs separately. This shows both what the calculation includes and what still needs assessing.

The table shows NLL’s prices per m² painted area, including VAT before any applicable ROT.

Are windows, doors and roofs included?

Façade painting does not automatically include windows, doors or roofs. List these separately if also required. Doing several jobs together does not mean one square-metre rate applies to all.

How is damaged cladding handled?

Cladding replacement needs a separate quantity and price item. Describe damage and distinguish affected patches from areas only needing painting. The guide to replacing or painting cladding helps define your enquiry.

How do you estimate façade area?

Measure each façade side and total the treated areas. Keep notes so the calculation can be checked before quoting.

How are walls and gables calculated?

A rectangular wall is width × height. A triangular gable is base × height ÷ two. For example, a 10-metre-wide, 3-metre-high wall has a gross area of 30 m² before openings.

Should windows and doors be deducted?

Record opening measurements separately and ask NLL to confirm the painted area used in the quote. This avoids different assumptions in your estimate and the contractor’s quantities. Also describe plinths and other parts to remain unpainted.

What does 100 m² of timber façade cost?

Labour and stated painting materials total 81,250–112,500 SEK including VAT before any applicable ROT. The calculation uses exactly 100 m² of treated timber façade.

What is the equivalent total for render or brick?

For 100 m² of render or brick, labour and the same materials allowance total 68,750–100,000 SEK including VAT before any applicable ROT. This also assumes painting, not new render or façade structural repairs.

What needs resolving before the final price?

Condition, access and exclusions need assessing before a budget becomes a quote. Specifically ask to:

  • Describe included preparation.
  • State how scaffolding or other access is priced.
  • Specify any repairs.
  • State the chosen paint system and treated surfaces.
  • Describe how changes during work are handled.

Clear scope makes quotes comparable without guessing which extras are missing.

How does timing affect planning?

How is a possible ROT deduction calculated?

ROT may reduce eligible labour by up to 30% when conditions and allowance permit. See Skatteverket.

For 100 m² of timber façade, labour and stated materials become 62,500–86,250 SEK after a 30% deduction on all labour in the example. Full entitlement is assumed. Other project costs are extra, and materials remain unchanged.
