NLL Måleri’s cladding replacement labour costs 1,000–1,375 SEK per m² including VAT. Cladding timber adds 625 SEK per m². Labour and timber total 1,625–2,000 SEK per m² before any applicable ROT. Final painting, scaffolding and extras need separate pricing.
The price applies to cladding being replaced. A house with 100 m² of living area does not automatically have 100 m² of cladding. Start with the affected sides and patches, separating replacement from painting the rest of the house.

What does the cladding replacement price include?
Labour and timber are separate items. Their total is a budgeting guide for replacement, not a fixed price for a fully painted façade.
The table shows NLL Måleri’s prices per m², including VAT before any applicable ROT.

Compare this total with quotes covering identical work. A quote including painting cannot be directly compared with one leaving cladding for later treatment.
Is painting the new cladding included?
Final painting is not automatically included in the labour-and-timber total. Ask for painting, paint materials and affected area separately. This also applies if repainting retained cladding at the same time.
Is damage behind the cladding included?
The range does not promise to cover all hidden damage. Describe known problems and request a clear procedure for assessing and approving additional work. Do not order extra work solely from a generic square-metre price.
How do you calculate your cladding cost?
Multiply replacement area by the labour rate, then add timber. Other work needs separate budget lines.
What does 50 or 100 m² cost?
These examples use NLL’s price range. All amounts include VAT; painting, scaffolding and extras are excluded.

How do you estimate cladding area?
Measure each rectangular area’s width and height. A triangular gable is base × height ÷ two. Note openings and retained areas so quantities can be checked. State that measurements are estimates unless you have a verified quantity schedule.
Should all cladding be replaced or only certain areas?
Distinguish local replacement from replacing an entire façade side. Photograph uncertain areas and mark them on an overview image.

Can the same square-metre price be used for a small patch?
Small patches need their own quote. Use the range for guidance, but do not assume replacing one board is priced as a proportion of larger façade work.
How does ROT affect the budget?
ROT may reduce eligible labour by up to 30%; materials are excluded. Eligibility depends on the Swedish Tax Agency's conditions and your remaining allowance.
For the 50 m² example, labour and timber total 66,250–79,375 SEK after a 30% deduction on all labour. Full entitlement is assumed; other project costs remain extra. Use the pre-ROT amount until eligibility is confirmed.

A clear enquiry describes area, condition and desired finish. Send:
- Location and affected façade sides.
- Estimated cladding area and building height.
- Overview photos and close-ups of damage.
- Whether painting should also be included.
- A request for separate labour, timber, painting and scaffolding items.
