Which painting services do owners of rental properties need?

Property owners can ask NLL about five types of work: interior painting, exterior wall painting, window and door painting with repairs, cladding replacement and full window restoration. The scope is assessed before quoting. Standalone stairwell painting is not offered; plasterboard work and remediation are outside the confirmed scope.

Painting between tenancies depends on the condition of the flat and the agreed scope. Include the changeover date in the enquiry so access, drying time and scheduling can be assessed.

How much does property painting cost per square metre?

Painting labour for the confirmed interior and exterior surfaces ranges from 250 to 875 SEK/m² including VAT, depending on the work and material: interior walls and ceilings, 250–437.50 SEK/m²; timber exterior walls, 625–875 SEK/m²; rendered exterior walls, 500–750 SEK/m². Paint, tape and protective coverings are separate at 187.50–250 SEK/m² including VAT. Work on commercial rental properties does not qualify for an individual’s ROT deduction.

The prices below cover labour including VAT for commercial property projects. According to the Swedish Tax Agency, an individual’s ROT deduction does not apply to work on commercial rental properties. Ask your accountant about the correct treatment of business expenses and VAT.

How often should a rental property's façade and stairwell be repainted?

Repaint when assessment of the surface and existing coating shows that work is needed. Tenant turnover alone does not mean every flat must be repainted. Standalone stairwell painting is not an NLL service.

Inspect the exterior and interior separately. Exposure, existing coatings, surface damage and use influence when repainting is needed.

Does the ROT tax deduction apply to property owners?
An individual’s ROT deduction does not apply to painting commercial rental properties. It is intended for qualifying work on an eligible individual’s own home. Business expense and VAT treatment are separate questions for your accountant.
How quickly can you repaint a flat between two tenants?
The schedule depends on the flat’s condition, preparation, surface area, drying requirements and access. Include the changeover date in your enquiry so NLL can assess availability; same-day completion and priority response are not assumed.
Can you paint stairwells without disturbing tenants?
NLL does not offer standalone stairwell painting. For confirmed property painting work, agree on access, resident information and the schedule before commissioning.
How long does a maintenance contract last and what does it commit to?
Any ongoing maintenance arrangement must be agreed separately in writing. Confirm the term, properties, work, pricing and response arrangements with NLL; a standard 3–5-year package is not part of the confirmed offer.
Are you F-tax registered and do you invoice against a company registration number?
