How much does exterior wall painting cost per m²?

NLL Måleri's labour price for exterior wall painting is 625–875 SEK per m² on timber and 500–750 SEK per m² on render or brick, including VAT. Materials and project-specific costs are additional. The prices cover painting, not complete replacement or full renovation of the façade structure.
This guide helps you compare labour prices and understand what they cover. To budget for the whole house, you also need to state the area to be painted, the material and any additions.

What is the difference between exterior wall painting and façade renovation?
Exterior wall painting concerns treatment of the façade surface. An enquiry about façade renovation, on the other hand, may cover several different jobs, such as painting or cladding replacement.
When does the painting price apply?
Use the painting price to estimate labour for painting the relevant façade area. The scope of preparation still needs to be described in the quote. A price per square metre alone does not explain how damage or previous treatments will be handled.
When do other jobs need separate price items?
Cladding replacement and other measures beyond the agreed painting need separate items. If the timber cladding is to be replaced, use the cladding replacement price for that part. A painting price should not be used as a standard allowance for new render, additional insulation or other unconfirmed services.
How do labour prices differ between timber, render and brick?
Timber façades have a higher stated labour range than rendered and brick façades in NLL's pricing. The final price needs to be established based on the actual work.
The table shows labour only, including VAT, before any applicable ROT tax deduction.

The price difference is not a general measure of which façade material is best or cheapest to own. The table describes NLL's current pricing for painting work.
Does the same price for render and brick mean the same method?
No. A shared price range describes the cost, not identical surfaces and treatment. State the façade material and previous coating so the right scope can be assessed. Read the price guide for painting rendered façades when render is your surface.
Which costs are outside the labour price?
Paint, tape and protection are listed separately at 187.50–250 SEK per m² of painted area including VAT. Scaffolding, repairs and other project-specific additions need to be confirmed in the quote.
How do you compare labour and materials?
Ask for separate amounts for labour, materials and other items. You can then see what a total actually covers and which amount is used for any ROT calculation.
Why is comparing two prices per square metre not enough?
Two prices per square metre are comparable only when the area and scope are the same. Check whether materials, preparation and access are included in both. A lower labour price does not show what the finished order costs if more items are added.
How do you calculate labour costs for a defined façade area?
Multiply the agreed painting area by the labour range for the correct material. For 80 m² of timber façade, labour comes to 50,000–70,000 SEK including VAT before any applicable ROT. Materials and other costs are additional.
Should the house's living area be used in the calculation?
No, the calculation concerns the façade area to be painted. The house's living area is a different measurement. Provide dimensions for each side of the façade and mark openings or areas that are excluded.

How is the price shown with ROT?
ROT may cover up to 30% of eligible labour costs, subject to conditions and sufficient deduction allowance. Read the Swedish Tax Agency's rules.
For 80 m² of timber façade, the labour amount in the example becomes 35,000–49,000 SEK after a 30% deduction on all the labour. This is a conditional calculation example, not a promised final price. Materials and other costs are not included in the labour amount.
What should an enquiry about exterior wall painting include?
Describe the façade material, approximate area, building height and visible damage. Also state whether the order covers the whole house or selected façade sides.
