How does business painting differ from residential painting?

Business painting requires agreement on the surfaces, access, price, VAT and schedule. Work commissioned for business operations does not qualify for private ROT. Discuss any requested work outside opening hours before accepting the quote.

The quote should state labour, materials and VAT clearly. A business’s right to reclaim VAT depends on its own tax position. Under the Swedish Tax Agency's ROT rules, work commissioned for business operations does not qualify.

To connect this with our other pages: prices here exclude VAT, while the private-customer and housing-association pages show prices including VAT. 200 SEK/m² excluding VAT is equivalent to 250 SEK/m² including VAT, so the figures describe the same work — simply viewed from different VAT perspectives.

Choose a compatible paint system for the surface and its use. Cleaning needs, wear, desired finish and the existing coating should be considered when agreeing on the specification.

The differences compared with private customers, housing associations and property owners are explained in detail on the respective pages. To see how terms differ between customer types, you can find all our Painters for all customer groups in Skåne in one place.

Which painting services are most common for offices and premises?

NLL’s painting services for offices include wall painting, filling and ceiling painting. Industrial floor coatings, line marking and acoustic ceiling installation are outside the confirmed scope; standalone stairwell painting is not offered.

Needs vary by type of premises. State the wall and ceiling surfaces, their condition, desired finish and access requirements. Industrial floor coatings and line marking are outside the confirmed scope.

Common jobs we take on:

  • Wall painting and filling in open-plan offices and meeting rooms
  • Shop painting in brand colours
  • Warehouse and industrial walls at height using a lift
  • Interior wall and ceiling painting in commercial premises
  • Interior ceiling painting; ceiling installation is outside the confirmed scope

For high warehouse walls and façades, scaffolding or a cherry picker is often part of the arrangement. We always measure on site before setting a price, because the cost per square metre of an unobstructed warehouse wall differs considerably from a cramped office with many corners and trims.

Painting offices and premises in Skåne

Premises painting means painting offices, shops, warehouses and industrial units, within the agreed wall and ceiling painting scope. Standalone stairwell painting is not offered. Quotes must state VAT clearly; ROT does not apply to orders from legal entities.

  • Office wall painting: 200–350 SEK/m² excluding VAT for labour.
  • Any work at height needs an assessment of access, equipment and scope. Lift costs are not automatically included in a standard labour price.
  • Materials are specified separately at 150–200 SEK/m².

We measure on site first. An unobstructed warehouse wall and a cramped office with many corners and trims do not cost the same per m².

Office painting – price and timing

Interior wall and ceiling painting labour costs 200–350 SEK/m² excluding VAT. Materials are additional. Completion time depends on the area, preparation, drying requirements and access; agree on the schedule in the quote.

  • Discuss any requested work outside opening hours before agreeing on the schedule.
  • Night work may affect the price, and this item is clearly shown in the quote.

Office painting – price, timing and work outside office hours

Interior wall and ceiling painting labour costs 200–350 SEK/m² excluding VAT. Materials are extra. Discuss access and any requested work outside opening hours before agreeing on the schedule.

  • Single room or shop area: assess preparation, access and drying requirements.
  • Small office: assess the surfaces, furnishings and agreed access.
  • Office floor: agree on phasing and the scope for each room.
  • Entire floor or warehouse: assess working height, equipment and project scope.

Night work may affect the price, and this item is clearly shown in the quote.

How is business painting invoiced — does the ROT tax deduction apply?

The business quote and invoice should identify labour, materials and VAT clearly. ROT is not available for painting business premises. Agree on the price and payment terms in writing, and ask your accountant about any right to deduct VAT.

ROT is a tax deduction for eligible individuals and qualifying work on their homes. It is not available for painting business premises. VAT deductibility depends on the business and its use of the premises; do not assume that all VAT can be reclaimed.

The invoice should itemise labour, materials and VAT. Payment terms are agreed in the quote or contract. Prices in this business section exclude VAT; adding 25% VAT gives the equivalent VAT-inclusive amount.

How quickly can a painting company complete a business project?

The completion time depends on the surfaces, preparation, drying requirements, access and agreed resources. Include any move-in or opening date in your enquiry so NLL can assess a realistic schedule.

Timing depends on the surface area, working height, preparation, access and the paint system’s drying requirements. A floor-area figure alone does not establish the time needed.

Factors to include in the project schedule:

Factors that determine the business painting schedule
ProjectWhat the schedule depends on
Single room or shop areaSurface condition, preparation, access and drying requirements
Small officeArea, furnishings, protection and agreed access
Office floorNumber of rooms, phasing and drying requirements
Warehouse or large floorSurface area, working height, access equipment and agreed scope

State any planned move or opening date before commissioning the work. Phasing, staffing and access must be agreed for the particular project; a deadline is not confirmed by submitting an enquiry.

Can painting take place outside office hours to avoid disruption?

Work outside office hours must be agreed for the particular project. Include your opening hours and access requirements in the enquiry so NLL can assess the options and any additional cost.

Describe when rooms are occupied and which areas can be made available. The agreed plan should account for protection, access, drying and ventilation.

Arrangements to discuss before booking:

  • Shops and restaurants: painting after closing or at night
  • Offices: evenings and weekends, or floor by floor so staff can move around
  • Warehouses: during the low season or quieter weekends

Agree on protection, access, cleaning, drying and ventilation before work starts. Any work outside normal opening hours, and any additional cost, must be confirmed in the quote.

Frequently asked questions

Does the ROT tax deduction apply when a business hires a painter?
No. Painting business premises does not qualify for ROT. The invoice should identify the work, materials and VAT; your accountant can advise whether any VAT or business expense deduction applies.
Why are the prices lower here than on the private-customer pages?
A price excluding VAT is not directly comparable with a price including VAT. For example, 200 SEK/m² excluding 25% VAT is 250 SEK/m² including VAT. Check whether your organisation can reclaim VAT before comparing the final cost.
Does NLL Måleri have F-tax registration and insurance?
Yes, NLL Måleri AB holds F-tax registration and business insurance. You receive a correctly itemised business invoice with labour and materials separated, normally with 30-day payment terms.
Can you paint our office without us having to close?
Yes. We work evenings, weekends and nights, and paint floor by floor so staff can move around. Your business can keep running while we paint in stages.
Which areas of Skåne do you cover for business projects?
NLL is based in Kvidinge and works in north-west Skåne. Include the property address so coverage can be confirmed for the specific job.
