Painters for homeowners in Skåne

For exterior painting, NLL’s labour ranges are 625–875 SEK/m² for timber and 500–750 SEK/m² for render or brick, including VAT. Paint, tape and protective coverings are separate at 187.50–250 SEK/m² including VAT. Do not apply these exterior surface prices to floor area or treat them as the total price for painting an entire home.

For example, 140 m² of timber exterior wall at the confirmed rates gives 87,500–122,500 SEK for labour and 26,250–35,000 SEK for paint, tape and protective coverings: 113,750–157,500 SEK including VAT, before any ROT deduction. Scaffolding, repairs and other additional work are assessed separately. This is a calculation, not a completed-project invoice or fixed quote.

The ROT tax deduction applies only to eligible labour, not paint or other materials. Eligibility depends on the customer, property, work, sufficient tax and remaining allowance. Eligible homeowners may receive a 30% ROT deduction on qualifying painting labour, up to 50,000 SEK per person per year within the combined ROT/RUT limit of 75,000 SEK. Two eligible owners may each use their own available allowance; 100,000 SEK is not an automatic household entitlement. If 90,000 SEK of labour qualifies in full, the calculated 30% deduction is 27,000 SEK.

The basic ROT rules – ownership requirements, F-tax and how the deduction is applied to the invoice – are the same for everyone. We explain them under Painters for private customers in Skåne. Here we focus on the figures for a house.

ROT is calculated on eligible labour. If qualifying labour is 90,000 SEK out of a 120,000 SEK project, a full 30% deduction would be 27,000 SEK, subject to the customer’s allowance and tax capacity. Materials and equipment hire do not qualify. Labour for erecting scaffolding can require a separate assessment when connected to qualifying work; ask for the costs to be itemised.

Two owners can share the deduction only when each meets the relevant conditions, has sufficient tax capacity and has allowance remaining. Each person’s ROT cap is 50,000 SEK; their combined ROT and RUT cap is 75,000 SEK per year. Check both limits and any deductions already used before budgeting for the work.

Calculation example for exterior walls plus windows

• Exterior wall painting, labour 90,000 SEK → ROT 27,000 SEK.
• Window restoration, labour 30,000 SEK → ROT 9,000 SEK.
• Two eligible owners may have up to 100,000 SEK in combined ROT allowance; check each person’s remaining allowance and tax capacity.

Plan maintenance from the actual condition of the house. Record the surfaces, previous paint system and signs of wear, then obtain quotes for the work needed. A ten-year budget depends on the property’s size, condition and agreed scope.

Skåne's climate, with wind-driven rain from the west and salty sea air, is hard on west-facing façades. A sensible schedule spreads the cost and prevents expensive moisture damage.

Inspect timber windows for peeling paint, failed putty and damaged timber. The condition of the frames and sashes determines whether painting, repair or full restoration is appropriate.

Façade paint durability depends on the material, existing coating, preparation, product system and exposure. Inspect individual sides of the house; they may deteriorate at different rates.

The sun's UV light breaks down the binder and fades the colour. Wind-driven rain and moisture penetrate cracks. South- and west-facing façades therefore weather faster than north- and east-facing façades on the same house.

Five factors determine the result:

• Preparation. Scraping, washing and priming matter more than the paint brand.
• Façade material. Timber moves with moisture; render and brick age more slowly.
• Paint type. Linseed oil paint, acrylic and silicate paint suit different surfaces.
• Orientation. West and south receive the most UV and wind-driven rain in Skåne.
• Timber quality. Slow-grown heartwood resists rot better than sapwood.

Choose a paint system that is compatible with the surface and its previous treatment. Specify the product and preparation in the quote; a brand name alone does not establish a lifespan.

Professional exterior wall painting includes washing, with the required preparation, repairs, treatment and protection specified in the quote. Scaffolding and additional repairs are assessed separately and should not be assumed free.

Preparation depends on the surface and may include cleaning, removing loose paint, filling and priming. The quote should identify the preparation needed rather than assume a fixed percentage of the job.

This is the process at NLL Måleri:

1. Washing with algae and mould removal. 2. Scraping and sanding of loose paint. 3. Timber repairs – replacement of rotten cladding where needed. 4. Priming of bare timber and iron sulphate to prevent knots showing through. 5. Two coats finishing paint from STO, Jotun or Nordsjö. 6. Final check and cleaning up of the grounds.

Paint, tape and protective coverings are separate at 187.50–250 SEK/m² including VAT and do not qualify for ROT. Scaffolding, repairs and other additional work are assessed separately. 2. We carry out the work and itemise labour and materials separately on the invoice.
3. For qualifying work, we apply to the Swedish Tax Agency after completion and after you have paid your share.
4. If the full 30% ROT deduction applies, you pay 70% of eligible labour and the full cost of materials and other non-qualifying items.
