Timber façades cost 625–875 SEK/m² including VAT, render, brick and roofs 500–750 SEK/m², and interior walls 250–437.50 SEK/m² — all for labour.

With a full eligible 30% ROT deduction, timber façade labour is 437.50–612.50 SEK/m², render, brick and roof labour 350–525 SEK/m², and interior wall labour 175–306.25 SEK/m². All include VAT; materials are separate. Skatteverket assesses entitlement. These examples require sufficient tax and remaining allowance; materials do not qualify.

Paint, tape and protection cost 187.50–250 SEK/m² including VAT separately where that materials rate applies. Scaffolding, repairs and other additions are separate quote items and should not be assumed free. When is a nationwide company a better fit? If you want a company with permanent staff in every municipality in the country, we are not the right choice, as we are deliberately local. It is precisely our proximity to Höganäs that lets us return quickly if anything needs touching up.

ROT reduces labour costs by 30%, up to 50,000 SEK per person per year — if two people own the house, the limit is 100,000 SEK.

For eligible work, the contractor shows a preliminary deduction on the invoice and applies after completion and payment. A full 30% deduction reduces timber façade labour from 625–875 to 437.50–612.50 SEK/m², including VAT, provided entitlement and allowance permit it. Materials are separate.

The usual requirements apply: you must own the home, have paid enough tax during the year and not already have reached the annual limit through other renovation work. For a coastal timber-clad house, the deduction is particularly significant because the sea-facing façade needs repainting more often and you receive 30% back each time.

We handle the application for you and separate labour and material costs in the quote, making the eligible amount clear from the start. The calculation example above shows the scale, but your exact amount depends on the façade area and condition.

Coastal exposure is one factor in façade wear. Base maintenance on the actual condition and paint system, rather than a fixed coastal or inland interval.

Inspect each façade side for actual wear and moisture-related damage. For 110 m² of timber façade, labour is 68,750–96,250 SEK including VAT before ROT; after a full eligible 30% deduction it is 48,125–67,375 SEK. Materials and additions are separate. This calculation does not establish a repainting interval.

The paint system must be compatible with the substrate and existing coating. Exposure, surface condition and product requirements determine the preparation and application; no single system suits every coastal property.

Assess each side of the property and specify the cleaning, removal of loose paint, repairs and any priming required. The surface must meet the chosen product’s requirements before coating; location alone does not establish the preparation or lifespan. See timber façade painting.

Yes, we handle walls, ceilings, woodwork and windows in the same project and are happy to coordinate interior work with the façade so you do not have to book two separate rounds.

Interior wall and ceiling labour costs 250–437.50 SEK/m² including VAT before any applicable ROT. Woodwork and window scope should be priced specifically; the wall rate is not automatically a woodwork rate.

Timber windows facing the sea in Viken and Nyhamnsläge are exposed to exactly the same salt and wind-driven rain as the façade, so we treat them as exterior details with linseed-oil-based systems rather than simply as interior painting. Exterior painting depends on the selected product’s temperature, moisture and weather requirements. Interior work depends on suitable indoor conditions and drying time. Agree on the schedule for the actual project.
