One- or two-dwelling houses, ancillary buildings and ancillary dwellings are exempt from the general permission requirement for facade alterations. For other buildings, such as apartment buildings, the general rule requires permission where the building is within a detailed development plan and the altered facade or roof faces a public place. Property-specific protections and additional permission requirements still need checking. Planning and Building Act, Chapter 9, Sections 15, 18 and 37, in Swedish.
| Situation | Starting point before repainting |
|---|---|
| One- or two-dwelling house, ancillary building or ancillary dwelling | Normally exempt; check protection and specific planning provisions. |
| A building outside the exempt types above, within a detailed development plan | An alteration facing a public place falls within the general permission rule. |
| Particularly valuable building or area | An alteration may need permission even where the ordinary house exemption would otherwise apply. |
The table is an initial check. It does not replace checking the building's protection, the applicable plan and the change you intend to make.
Here, a public place means an area such as a street, park or square designated for a shared purpose in the detailed development plan. Check the plan's designation.
