How much do windows and doors cost per item?

Labour for windows including repairs costs 1,250–3,750 SEK per item. For doors including repairs, the labour price is 2,500–4,375 SEK per item. Prices include VAT before any applicable ROT; materials are charged separately. The repairs required are assessed for each item. Full window restoration is assessed and priced separately.

How much does exterior wall painting cost per m²?

The labour price is 625–875 SEK/m² for timber façades and 500–750 SEK/m² for rendered or brick façades, including VAT before ROT. Paint, tape and protective materials are a separate item at 187.50–250 SEK/m². Scaffolding and project-specific additions are assessed separately. See the scope of exterior wall painting by NLL.

How much does interior painting cost?

Labour for walls and ceilings costs 250–437.50 SEK/m² including VAT before ROT. Materials are charged separately. If the same area needs filling and painting, NLL has a separate package price of 562.50 SEK/m² for labour; the scope must be stated in the quote. Read about interior wall and ceiling painting.

A 120 m² home does not automatically have 120 m² of paintable surface. Measure the façade or the walls and ceilings included. The price guides for painting the outside of your house and painting the inside of a house help you define the project.

How much do paint and materials cost on top of the price per m²?

NLL's price for paint, tape and protective materials is 187.50–250 SEK/m² including VAT, separate from labour. This is NLL's painting materials item, not a general retail price for DIY painting.

  • Labour: the price for the agreed work on the surface or item.
  • Painting materials: paint, tape and protective materials, with the scope stated in the quote.
  • Cladding timber: 625 SEK/m² including VAT, separate from cladding replacement labour.
  • Other items: scaffolding, specific repairs and other additions are itemised separately.

Which materials are included in 187.50–250 SEK/m²?

The price covers paint, tape and protective materials for painting. Product choices and quantities need to suit the work. Materials for standalone filling and full window restoration require a separate price assessment.

Why is there no ROT deduction on paint?

ROT applies to labour costs, not materials. See a clearly scoped calculation example in the guide to the cost of filling and painting a room.

How much does the ROT tax deduction reduce painting costs?

ROT can reduce eligible labour costs by up to 30%. The deduction depends on the work, home, your tax and your remaining allowance. Up to 50,000 SEK per person per year may be ROT.

Illustrative breakdown with full ROT. Your entitlement to a deduction must be checked.

How do two owners share the ROT tax deduction?

Several owners who meet the conditions can share the deduction. The allocation should be shown on the invoice. The combined deduction must not exceed 30% of labour costs.

Which invoice items are covered by ROT?

Eligible labour costs may be covered. Materials, travel and equipment do not qualify for ROT.

How is the deduction applied – directly or in the tax return?

The company deducts it from the invoice and applies after the work has been completed and paid for. Check the Swedish Tax Agency’s ROT conditions and read our ROT guide for painting.

Does a painter charge hourly or a fixed price?

NLL's hourly rate is 687.50 SEK including VAT when hourly billing is agreed. A project can also be quoted at a fixed price for a defined scope. Materials and additions should be shown separately.

Pricing modelPricing basisWhat to check
Hourly billingAgreed hourly rate and time workedTime estimate, materials and any additional costs
Fixed priceAgreed scopeWhat is included and how changes are handled

How does working time affect an hourly price?

With hourly billing, the number of hours charged affects labour costs. Ask for a time estimate and how changes to the work should be approved.

When is the final amount known with a fixed price?

An agreed fixed price applies to the scope you have agreed. Check the areas, preparation, materials and additions before accepting the quote. Read the comparison fixed price or hourly rate for painters.

The guide to a painter's hourly rate helps you compare what an hourly rate includes.

Why do wall, façade and window prices differ?

Compare both the unit and scope. Walls and façades are priced per treated m², while windows and doors have labour prices per item. Materials are charged separately in all examples below.

Why are windows priced per item rather than per m²?

NLL's price list states labour for windows and doors per item. Provide the number, size and parts that need repairing. Full restoration may have a different scope from painting with repairs.

What needs comparing between a façade and an interior wall?

Compare the surface, preparation and access before comparing prices per square metre. Scaffolding is a separate cost item that needs clarifying in the quote.

What determines your price per m²?

The price needs to be assessed based on the area, surface condition, scope of work and access. Describe the same conditions to each painter if you want to compare quotes.

  1. Area and surface: state the number of m² and whether it is timber, render, brick or an interior surface.
  2. Preparation: describe damage, loose paint and filling requirements.
  3. Access: state the height and whether scaffolding or other equipment may be needed.
  4. Paint system: the product, existing paint and desired result affect material quantities and the work.

The guide to façade paint quantities shows how area relates to the product's stated coverage.

How much does filling combined with painting cost?

NLL's labour price for the filling and painting package is 562.50 SEK/m² including VAT, before ROT. Standalone filling costs 250–375 SEK/m² for labour. The package should not be calculated by adding two independent price ranges together; ask for a confirmed scope and material price. See filling and smoothing with NLL.

How do access and height affect the price?

Describe the number of storeys, ground conditions and space around the work area. Scaffolding and other project-specific costs should be shown separately.

How does a colour change affect the scope?

A new colour may affect how the surface needs treating. The number of coats should be assessed based on the surface, product and coverage; the price list does not promise a set number of coats for every project.

Use the checklist to request a comparable painting quote. Also state whether you are commissioning as a private customer, housing association or business. Read about NLL's customer groups; a ROT example for a private home is not a price quotation for a housing association.

How does the cost of DIY painting compare with a fixed price?

When painting yourself, you need to budget for your own materials, tools, any equipment and your time. Compare this with a quote that separates NLL's labour and materials. NLL's materials item is not a general DIY price.

Hiring NLL250–437.50 SEK/m² including VAT before ROTPainting materials 187.50–250 SEK/m²; other additions separate

What do you need to allow for when painting yourself?

Start with the product's coverage, the number of packs and the tools you need. Also allow time for preparation and putting the room back in order.

What should a comparison with a quote include?

Compare the same areas and preparation. Ask for a written scope and any guarantee terms; a price per m² does not describe the entire commitment. Read painting yourself or hiring a painter before deciding.
