Quick answer
A housing association should plan repainting according to the condition of each exterior wall, its material, paint system and exposure. Chalking, cracks, peeling paint or growth are reasons to investigate. The association cannot claim ROT for work on shared exterior walls.

When should a housing association repaint its exterior walls?

A housing association should plan repainting from the façade’s condition, coating system and exposure, rather than a fixed number of years. Inspect the actual paint, joints and surface before scheduling work. A sheltered wall and a weather-exposed wall may need different preparation and timing. For exterior wall painting in Helsingborg the scope is assessed for the building and its exposure.

Try the chalking test: check whether the coating leaves a powdery residue, then have the surface assessed. Chalking alone does not establish the full repair or repainting scope.

What warning signs show that a façade needs repainting?

Four signs matter: chalking, cracks, flaking and algae growth. Record the visible defects and have their causes and urgency assessed. The number of symptoms alone does not establish a repainting deadline.

  • Chalking · the paint rubs off as powder · the binder has deteriorated.
  • Cracks in render or paint film · let in water that freezes and causes damage.
  • Flaking and blisters · the paint detaches from the surface · often with moisture behind it.
  • Algae and green or black growth · common in a damp coastal climate · keep the surface wet for longer.

Visible deterioration needs assessment. Bare timber, detached render or recurring cracks may need repairs before repainting; agree the timing from the actual condition.

Exterior wall painting prices for BRFs (including VAT)

NLL lists labour at 500–750 SEK/m² for rendered exterior walls and 625–875 SEK/m² for timber cladding. Paint, tape and protective coverings are separate at 187.50–250 SEK/m². These prices include VAT; a housing association budgets without ROT.

How often do different façade types need repainting?

There is no single repainting interval for all timber, rendered or metal façades. Assess condition and follow the relevant system’s maintenance guidance. The interval depends on the surface and the building's exposure.

Different façade materials and coatings show wear differently. Check the complete surface, joints and details; use the findings to plan cleaning, repairs or repainting rather than assuming one material always lasts longer.

Why do façades in Skåne need repainting more often?

Weather exposure can affect maintenance needs, but location alone does not establish a repainting interval. Salt, strong onshore winds and driving rain wear façades faster than inland.

Assess rain exposure, drying conditions, surface condition and the paint system together. A coastal address does not prove that a façade needs repainting after a particular number of years.

Labour for rendered exterior walls is 500–750 SEK/m² including VAT; timber cladding is 625–875 SEK/m². Paint, tape and protective coverings are separate at 187.50–250 SEK/m² including VAT. A BRF pays the full amount; ROT is not deducted for an association (see the next question).

The price per m² for a rendered façade depends on height, scaffolding requirements, surface condition and the paint system (STO, Jotun or Nordsjö). The exact cost is provided as a fixed-price quote after a free site visit. For a worked example per square metre, the board can find the full pricing details in our guide to façade renovation prices per m² in Skåne in 2026.

ROT tax deduction: private customer versus BRF

Eligible private individuals may receive ROT on qualifying labour, subject to current conditions and their remaining allowance. Materials are excluded. A housing association cannot claim ROT for shared exterior walls.

Can a housing association claim the ROT tax deduction for exterior wall painting?

No. A housing association cannot claim ROT for work on shared exterior walls. An individual member's eligibility for work inside their own home is a separate question.

The association should budget for the full labour and material cost of shared exterior work. Do not include an individual member's ROT allowance in the association's exterior painting budget. Ask the association's accountant about any other applicable tax treatment.

How should the board budget for and procure exterior wall painting?

The board can budget from a defined scope and an itemised quote. Record the pricing model, materials, access costs and how changes will be handled. Five steps support a sound decision.

  1. Update the maintenance plan with the façade's condition and maintenance intervals.
  2. Book a free site visit to assess the surface and areas involved.
  3. Request a fixed price with the paint system and any warranty terms specified.
  4. Make the decision at a board or general meeting, based on the budget.
  5. Execution with the agreed team and a final inspection.

Check F-tax registration, liability insurance, relevant references and who will carry out the work. Ask for scope, fixed-price conditions, schedule and any warranty terms in writing. For NLL's work with housing associations, see painters for BRFs in Skåne.

Frequently asked questions

How often should a BRF repaint its façade?

A BRF should repaint according to the actual façade condition, material, coating system and exposure. Investigate chalking, cracks or flaking and agree a maintenance plan for the building.

Can a BRF claim ROT for exterior wall painting?

No. A housing association cannot claim ROT for shared exterior painting. Budget for the full cost and confirm the arrangements with your property manager.

What does exterior wall painting cost for a BRF?

Labour is 500–750 SEK/m² including VAT for rendered exterior walls and 625–875 SEK/m² for timber cladding. Paint, tape and protective coverings are separate at 187.50–250 SEK/m² including VAT. The final price depends on the assessed scope.

What are the first signs that a façade needs repainting?

Chalking (paint rubbing off as powder), cracks, flaking and algae growth. Try the chalking test: run your hand over the façade and check whether pigment comes off.

Why does exterior paint last less time in Skåne?

Exposure, surface condition and the paint system affect wear. Compare the building’s different elevations and use inspections to set maintenance priorities; there is no universal shorter interval for every façade in Skåne.
