Exterior wall maintenance in Skåne: intervals, warning signs and costs

Exterior wall maintenance starts with checking the condition and planning work according to the material, previous treatment and exposure. Discolouration, a crack or flaking paint needs investigating; none alone shows that the entire exterior has reached the end of its life. Distinguish routine inspection from cleaning, repairs and repainting.
How often do exterior walls need maintenance?
There is no repainting interval that suits every exterior in Skåne. Assess each side of the house and follow the maintenance advice for the existing material and paint system.
TräGuiden's overview of maintenance intervals describes how factors including paint type and exposure affect planning. An interval in a general table is therefore not a guarantee for your house.
As a practical routine, inspect the house regularly and compare new photos with previous notes. Record what you see, which side it is on and when you noticed the change. Do not wait for a particular calendar year to investigate new damage.
Which orientation exposes exterior walls to the most wear?
Which orientation places the greatest demands on exterior walls depends on exposure to sun, rain and wind, and how the surfaces dry. Compare the sides individually rather than assuming they need the same treatment at the same time.
Note where surfaces are often wet, where the sun falls and which areas are sheltered by roofs or other buildings. This information helps the assessment but does not prove the cause of a particular problem. A shaded side is not automatically free from damage and also needs checking.
Which signs show that exterior walls need maintenance?
Loose paint, new cracks, recurring damp marks and damaged junctions are reasons to investigate the exterior more closely. Describe the sign before deciding on a remedy.

The table provides inspection questions, not remote diagnoses. A photo can show a change but cannot reliably explain what is happening behind the surface.
How can you tell when timber cladding needs repainting?
Assess the paint's adhesion and the timber's condition together. Loose paint and exposed areas warrant checking the preparation needed. Chalking and fading should be assessed in relation to the paint type; they do not automatically mean all the cladding needs replacing.
What does exterior wall maintenance cost per square metre?
NLL Måleri's painting labour price is 625–875 SEK/m² for timber cladding and 500–750 SEK/m² for rendered or brick exterior walls, including VAT before any ROT deduction. Paint, tape and protective coverings are listed separately at 187.50–250 SEK/m² including VAT. These prices cover painting, not every type of exterior maintenance.

Repairs, scaffolding and other project items need assessing separately. The table cannot be used as a price for work such as repointing or new render. See the cost of exterior house painting for a clearly defined worked example.
How does maintenance differ for timber, render and brick?
The materials require different assessments. For timber, inspect the cladding and paint; for render and brick, surface finishes, cracks and joints also need assessing in relation to the existing construction.
Painting does not replace a necessary repair. Ask the contractor to describe which surfaces can be treated and which work is needed first. NLL's exterior wall painting covers painting timber, render and brick; do not assume other work is included without an agreed scope.
What happens if you postpone exterior wall maintenance?
A known problem may require more extensive work if its cause remains unresolved. However, a visible paint defect alone cannot establish the cost, rate of deterioration or insurance outcome.
Keep a simple maintenance log with the date, side of the house, photo and planned follow-up. Note which questions need an on-site assessment. If the cladding's condition is uncertain, the comparison of replacing or repainting cladding helps with the next decision.
