Some concrete tiles can be painted, but that does not make painting right for every roof. Clay requires particular care. Rely on documented guidance for the specific tile rather than a general yes to every roof type.
Concrete tiles: distinguish a new appearance from a longer life
According to BMI, repainting concrete roof tiles does not extend the roof’s life; the manufacturer describes it as a cosmetic measure. BMI does not issue a blanket warning against repainting older concrete roofs, but does not recommend it and warns that damage can be concealed. Read BMI’s advice on roof painting and check the instructions for your tiles.
Clay tiles: check the material’s requirements
BMI warns of frost damage when the upper surface of Scandinavian clay tiles is sealed. Unglazed clay is therefore not automatically suitable for painting. A general claim about “vapour-permeable paint” does not replace the manufacturer’s guidance on the specific tile and treatment.
| Material or observation | Question to resolve before deciding |
|---|---|
| Concrete roof tiles | What does the manufacturer say about surface treatment and tile condition? |
| Clay tiles | Is the treatment compatible with this particular clay tile? |
| Unknown tile model or old coating | Can the material and previous treatment be identified? |
| Cracks, leaks or other damage | What problem must be resolved before considering surface treatment? |
This table supports a decision; it is not a list of roof types NLL can always paint. Metal roofs have different requirements; see the guide to painting a metal roof.
